Who is this service for?
- You're downsizing from a family home you've lived in for decades, and you don't know where to start.
- A parent has passed away, and as executor you're responsible for a house full of belongings — on top of everything else.
- You're helping Mum or Dad move to a condo or retirement residence, and the timeline feels impossible.
- You've started listing items online yourself, and it's turning into dozens of messages, no-shows, and weekends gone.
- The house can't be listed until it's empty, but getting it empty feels like the hardest part.
- You're selling in Toronto and moving out of town, and want help with the move and setting up in the new location too.
What does the full service include?
1. Free in-home assessment. We visit the home, evaluate the contents, listen to what matters to your family, and give you a clear, personalized plan. No obligation, no pressure.
2. Pricing and research. Every item is priced from real market research — comparables, past sales, and industry input — so valuable items aren't given away and nothing is priced on guesswork.
3. Your sale, run for you. Contents are sold through an online sale, an in-person contents or estate sale, an online auction, or a combination — whichever suits the home. We photograph, list, advertise, staff, and host everything.
4. Pickup and delivery. We facilitate buyer pickups and furniture handling, so strangers aren't wandering through the home unsupervised.
5. Donation, clear-out, and removal. Anything that doesn't sell can be donated or responsibly removed. The home is left completely empty — not half-finished.
6. Home prepared — and sold. With the home cleared, it's prepared and listed. Because founder Josh Horowitz is also a real estate agent, the move from "full house" to "sold house" can stay with one trusted team, if you'd like it to.

Toronto families on working with us
"I would highly recommend Josh and his team at Sell My Stuff Canada to anyone considering an estate or contents sale. We recently hired Josh to handle a contents sale for us and it was stress free and very profitable. I would personally vouch for his honesty and integrity." — Lynn Stepka, Richmond Hill
"I have worked with Josh on several occasions to help my clients in downsizing or getting rid of excess furniture and clutter in order to put their homes on the market. From the initial consultation to the evaluation of each item and the actual sale, it was orchestrated with professionalism and total organization." — Nadia De Vincenzo, Harvey Kalles Real Estate, Toronto
"After selling my 6,000 sq. ft. house and moving to a 1,500 sq. ft. condo, I had a lot of 'stuff' to dispose of... approximately 85% of what I had for sale sold. I was pleased with the results and with the money that I received from the sale." — Robert, Toronto
Frequently asked questions
What does an estate sale / downsizing service cost in Toronto?
The in-home assessment is free, with no obligation. After we've seen the home and contents, we explain exactly how our fees work — they are tied to the proceeds of your sale — before you sign anything. No surprises, and no flat percentage quoted sight-unseen.
How long does it take to empty and sell a house full of contents?
Most homes are completed in 7 to 14 days on average. If you have a hard deadline — a closing date, a move-in date — tell us at the assessment and we'll build the plan around it.
What can you sell?
Almost everything in a home: furniture, décor, electronics, appliances, rugs, art, tools, clothing, jewellery, china, collectibles, kitchen, garage, and outdoor items. At the assessment we'll tell you honestly what has resale value and what's better donated.
What happens to things that don't sell?
You choose: unsold items can be donated to charity or responsibly removed by our team. Either way, the home is left completely empty and ready for its next step.
Do I need to be there for the sale?
No. Many clients are executors or adult children who live out of town, or families who prefer not to be present. We staff and supervise everything, facilitate buyer pickups, and send a detailed sales report with your share of the proceeds.
Can you sell the house too, or only the contents?
Both. Selling the home after the clear-out is part of the full solution — founder Josh Horowitz is a licensed real estate agent, so you don't have to start over with a new company at the hardest step.
We're moving out of town — can you help with that too?
Yes. We offer out-of-town moves and help setting up in the new location, so the contents sale, the move, and the set-up can all run through one team.
